Selling a home in South Florida is not the same as selling a home anywhere else. Hurricane season, insurance realities, waterfront disclosures, and a highly discerning buyer pool all change the playbook. Here's the checklist I run with every seller.
Phase 1: Prepare (Weeks 1–3)
- Pre-listing inspection and 4-point/wind mitigation report - Repair the top-three findings before photography - Neutralize bold paint and refresh landscaping - Deep clean, declutter, and stage the primary living spaces
Phase 2: Price & Position (Week 3)
- Comparative Market Analysis at the block and building level - Establish a defensible list price with a 30-day check-in - Craft the narrative — what makes this home worth the ask
Phase 3: Launch (Week 4)
- Professional photography, twilight, drone, and floor plan - Coming-Soon exposure to my private buyer network - MLS launch with syndicated national + international reach
Phase 4: Negotiate & Close (Weeks 5–10)
