1. Las Olas Isles
The gold standard for deep-water living. Wide canals, no fixed bridges to the ocean, and walkability to Las Olas Boulevard. Expect $4M+ for renovated single-family.
2. Rio Vista
Historic charm, tree-lined streets, and a real neighborhood feel just south of Las Olas. Great for buyers who want a walkable, established community.
3. Coral Ridge
Family-friendly, terrific schools, and strong long-term appreciation. Country Club section commands a premium; classic Coral Ridge remains one of the best values east of US-1.
4. Victoria Park
The most walkable in-town neighborhood. Bungalows, new construction, and easy access to downtown and the beach.
5. Harbor Beach
Private, gated, and directly on the ocean. If your priority is beach access and privacy, nothing else in the city competes.
6. Bay Colony / Sea Ranch Lakes
Gated waterfront enclaves with a country-club lifestyle. Ideal for buyers who want the boating life without the Las Olas price tag.
